Beyond the home

When downtime costs money

In a hotel without hot water or a residential building without heating, the problem isn't just technical. Periodic inspections under RITE (Spain's regulations for heating and cooling installations), a report on every job and a single point of contact.

What the regulations require

Boiler rooms over 70 kW: we keep you up to date with RITE

RITE sets three obligations for boiler rooms with a rated output above 70 kW: a contract with an authorised maintenance company, monthly preventive maintenance and a record of all operations. We take care of it and keep everything up to date for the inspection.

Mandatory contract

Above 70 kW, the owner must have a maintenance contract with an authorised maintenance company. RITE, art. 26.6.

Monthly service

In boiler rooms over 70 kW, the preventive maintenance programme is monthly. RITE, IT 3.3.

Five-year record

Every operation is recorded in the installation's maintenance log, which must be kept for at least five years. RITE, art. 27.

Plans tailored to your business. Within what the regulations require, the schedule is adapted to how the installation operates. In a seasonal hotel: commissioning before opening, monthly services while it's operating, and the installation checked and protected when it closes for the season. Services are concentrated in the months when the boiler room is running.

Hotels

The season won't wait

In high season, running out of hot water isn't just a breakdown: it means complaints, compensation and lost revenue. Demand is concentrated into a few hours and, when something fails, it fails for every room at once.

That's why a good maintenance plan makes the difference: the boiler room kept up to date, the services required by RITE carried out and documented, and the work scheduled outside the high season.

  • High-demand hot water and storage
  • Boiler rooms and centralised heat production
  • RITE inspections and regulatory compliance
  • Services scheduled outside the season
  • A report on every job

Communities of owners

One point of contact, not fifteen

Central heating and hot water, with the boiler room as the single hub. We deal with the property manager or whoever the community of owners appoints, and put in writing what has been done and what will be needed.

Clear quotes that can go straight to the owners' meeting, with no deciphering needed.

  • Central heating and hot water
  • Boiler room maintenance
  • Liaison with the property manager
  • Itemised quotes for the owners' meeting
  • Technical report on the condition of the installation
  • RITE certificate for every service

Industry and commercial

More power, more planning

Higher-output installations in industrial units, offices, sports centres, care homes and commercial premises. Here, preventive maintenance isn't a recommendation: it's what keeps the service running.

We set up a service plan with a fixed schedule.

  • Higher-output heating and hot water production
  • High-output heat pumps and cascade systems
  • Air conditioning: air handling units (AHUs) and VRV systems
  • Scheduled preventive maintenance
  • Corrective maintenance within an agreed timeframe
  • Tailor-made plans for each installation
  • Coordination with your own maintenance team

Installers

You install, we commission and maintain

If you install Ariston, Wolf, Chaffoteaux or Fleck units, we carry out the official commissioning: we start up the unit, adjust it and activate the manufacturer's warranty. And after that, the maintenance.

Replacement scheme: when a customer replaces their unit, Arisat doesn't install it. We refer them to our network of partner installers.

Want to join the network? Get in touch and we'll explain how it works.

How we start

First, we see the installation

  1. You tell us what you have

Type of installation, output, brands and any current problem or need.

  2. We visit and assess

We come and look at the boiler room or the units. Without that visit, we can't give a quote.

  3. Written proposal

Scope, service schedule, response times and price. Fully itemised.

  4. We start work and report back

Every job comes with a report. You always know what state the installation is in.

Shall we talk about your installation?

Tell us what you have and we'll come and see it. The proposal follows the visit.
